As a London and South East based business we are currently pursuing opportunities in this region.

Typically a HMO (House in Multi Occupancy) for us would be a minimum of 4 bedrooms up to potentially 6. As we scale as a business we would seek to take on increasingly larger properties.

We would typically request a term lasting 3 – 5 years.

At the end of this term we would present the client with three options

 

Option 1 – We would request an extension / renewal of the contract

Option 2 – We would hand the property back to the client in the same condition or better than when we received it

Option 3 – We would offer to purchase the property

We make a binding commitment to cover monthly rental payments to the client as well as fully maintaining the property internally and decorating the property if required.

Besides a binding commitment of rental guarantee, due diligence and the highest scrutiny of tenants that enter the property we shall also cover all council tax and utilities costs. 

 

Routine property condition inspections as well as cleaning shall occur frequently.

All external, major and minor, structural and mechanical and electrical works are the responsibility of our client who would with these terms and this forms part of the management contract.

The first stage of this process will comprise us viewing the property and meeting client and if it meets our criteria and offer will typical be tabled within 2 days. If the fee proposal is agreed we will then commence negotiation of the contract and then signature.

 

Ordinarily a month is required to setup the property by way of a light refurbishment and furnishings and following completion of this your first month’s rent will be paid.
